Terms and Conditions 

Please note that all below Terms and Conditions apply to Bed & Breakfast and Self Catering Breaks. Where there are any differences for Self Catering, they will be included in brackets (( )).


When booking a B&B Suite or a Self Catering Cottage your contract is with us, Cliff Farmhouse B&B Suites at address Cliff Farmhouse, 62 Old Hunstanton Road, Old Hunstanton, Norfolk, PE36 6HX.

A contract is formed between you and us when your reservation is accepted and confirmed by us in writing. A reservation is deemed accepted when we have confirmed your reservation and received either a) full payment or b) any amount specified at time of booking. You must be able to enter a legally binding contract and be over 18 years of age to make a booking.

These Terms and Conditions are governed by English Law and apply to all bookings made with us. By making a booking you are deemed to accept and be bound by these Terms and Conditions.

Bookings are non transferable and we reserve the right to request payment of all or some of the price of your booking in advance. 

Bookings can be made online, by phone or email.

If you have any special requirements for example disability or infirmity, please let us know at time of booking. We will endeavour to accommodate your requirements if we have the ability to do so, depending on what they are and on the availability of a suitable suite and other facilities.

We do recommend Holiday Insurance to cover you against any unforeseen circumstances.


The price for each bed and breakfast suite includes the en-suite bedroom, sitting/breakfast room and breakfast items provided in your suite. The price is per suite per night (unless otherwise stated as a special offer), based on 2 adults sharing a double or twin bed.

((The price for self catering includes the downstairs area of kitchen, WC, en-suite bedroom, sitting room and private garden. Also included is the upstairs landing, bedroom, bathroom and living room. The upstairs living room acts as the 3rd bedroom with a comfortable pop-up bed suitable for a child 16 years of age or younger and space for a cot. The price for self catering includes up to 4 adults and 1 child 16 years of age or younger and 1 infant and is based on the length of stay specified in the booking.))

The price does not include more people than specified above or any further meals and services.  

Prices include VAT at the prevailing rate.


When booking via our website or by phone all debit/credit card transactions are free. We only accept VISA/MASTERCARD credit card payments.

For B&B bookings made directly with us we charge a deposit at time of booking equivalent to the cost of the first night per suite, to secure your booking. For Online Travel Agents please refer to their T&C’s.

For direct bookings, Full payment must be made 7 days prior to arrival date, or paid in full at time of booking if booked within 7 days of arrival date. For Online Travel Agents, full payment must be made 14 days prior to arrival date.

((To secure self catering bookings, we require a 50% deposit at time of booking and the balance of full payment is due 42 days/6 weeks prior to arrival date. If booked within 42 days of arrival date, full payment is due at time of booking.))

If expressly agreed by the owner to accept the balance of full payment for B&B at time of arrival, ONLY CASH will be accepted.  

If you fail to settle any charges by the due date, or on arrival if expressly agreed by the owners, your credit or debit card will be charged for the full amount due.

POLITE REQUEST - Online Booking Agents charge a significant commission so please consider booking directly on our website or by phone. Please note that our direct booking price will always be the best price.


All cancellations must be made in writing.

For bookings made directly with us:

We will refund the deposit in full if you cancel 7 days or more prior to arrival. Cancellation within 7 days will incur the loss of the deposit if we are unable to rebook the room. ((For self catering bookings, we will refund the deposit if cancelled more than 42 days prior to arrival.))

Cancellations within 6 – 3 days of arrival will incur the loss of 50% of the remaining balance of the full booking value.

Cancellations within 3 days of arrival, or failure to arrive will incur a charge equal to the full value of the booking/s.

((For self catering bookings, if cancelled between 42 to 21 days prior to arrival date, we will refund 50% if we are able to secure another for the same dates originally booked. If cancelled within 21 days of arrival, no refund will be made.))

We do recommend Holiday Insurance to cover you against any unforeseen circumstances.

If you have booked via an Online Travel Agent please check the cancellation policy provided by the agent at the time of booking. 



Please visit our website for directions and information about things to do and any events in the local area.

Check in is from 3pm. However if you booked directly with us via our own website or by phone you may check in from 2pm subject to availability of the suite ((or self catering cottage)). Please make sure to contact us by email or phone 48 hours in advance to make arrangements.

Please let us know your expected time of arrival 12 hours in advance. If we are unable to meet you at your expected time of arrival, we will arrange arrival instructions with you in advance. In the event of that happening we will arrange to meet with you at a later time.


Check out is 10am on day of departure. Any unscheduled late check outs after 10am will be charged at £10 per hour or any part thereof.


We regret that pets are strictly not allowed on any part of the property. In the event that there is any evidence of a pet indoors, we reserve the right to charge a fee of £500 to cover the costs of a professional clean, plus the cost to replace/make good any damage to the property, pet stains or soiled items within it.


We permit up to 1 child under the age of 16 and 1 infant to accompany adults in the Pull Suite (on B&B basis). The child can be accommodated on luxury pop-up bed set up in the Dressing Room adjacent to the main bedroom/living room. There is an extra charge of £25 per child per night to include the linen and standard in-room breakfast items. We do not provide cots or linen for cots, but you may bring your own with prior agreement. No charge for infants aged 0-2. You must inform us of your plans to bring children at the time of booking.

((The self catering cottage is best suited for up to 4 people, but can accommodate up to 6, where the 5th person must be a child 16 years of age or younger and the 6th person must be an infant aged 0-2 sleeping in a cot which must be provided by you. Children will only be permitted with the prior express permssion from the owners. The cottage has 1 double bedroom, 1 twin/double bedroom and an extra sitting room that can be made into a 3rd bedroom with use of a luxury pop-up single bed and there is ample space for a cot where provided by you. We do not provide cots.))


B&B bookings include delicious breakfast items provided in your suite, where you will find a separate breakfast table and comfortable dining chairs as well as a fridge, toaster, kettle and Nespresso coffee machine.

A cooked breakfast is available at an extra charge of £10 per person. This must be pre-ordered and will be cooked in our kitchen and delivered to your suite at a time agreed between the times of 7:30am to 9:30am.


Strictly no smoking allowed in any indoor space, this includes e-cigarettes/vaping. If there is any evidence of such smoking, we will charge a fee of £500 to cover the costs of a professional clean.


Free parking is available onsite but limited to one vehicle per B&B Suite, or 2 vehicles for the self catering cottage. Please visit our website for directions.
We do not accept responsibility for any loss or damage to vehicles and their contents whilst parked on the property.


If you cause damage to any part of the property or any contents within it, it is your responsibility to pay for the repair or replacement. We reserve the right to charge you for these damages, whether accidental or non-accidental, neglect or misuse. The cost of damages is solely at the discretion of the owners and will be based on the cost of replacement, cleaning costs and any costs associated to the loss of income due for any part of the B&B Suite or Self Catering Cottage not being available for letting.

We will also charge the full price to replace any item that is missing after your check out. 


We will not be liable or responsible for not delivering any part of our obligation or service as per our contract with you that is caused by any circumstances beyond our control, including adverse weather conditions or for any reason as guided by the Government.


Our total liability to you is limited to the price of the booking and in no circumstances will we be responsible for any indirect or special damages.


We take the protection of personal data very seriously. We may process the information You provide to us for the sole purposes of completing our duties under this Agreement. 

Your Data may also be processed by third party suppliers who operate our reservation or our payment system, where the transfer of Your data is necessary for the successful completion of your booking. Whilst we have been given assurances that these third parties operate in conformance with UK data protection regulations, we cannot accept any responsibility whatsoever for how they may use your personal data. If you have any concerns you should address them to these third parties directly. 

One such third party is our online booking software provider SiteMinder Distribution Limited (a company incorporated in England & Wales No. 07242801) of Waterfront, Hammersmith Embankment, Manbre Road, London W6 9RH, United Kingdom. 

By making a Booking, You consent to this processing of information as described above and the transfer of Your information to the Establishment and to the booking channel(s) through which your booking originated.
